Twin Rivers, one of the most unique communities in Manatee County, is located in the village of Parrish, Florida, just a few minutes from I-75, offering an easy commute to Tampa, St. Petersburg, Sarasota, and Bradenton. Yet although residents may work in a number of cities, the large, private homesites and beautiful backyards of Twin Rivers makes them feel like they live in the country. With so many of the homes backed up to ponds or conservation areas, Twin Rivers offers and astounding amount of privacy while still encouraging a strong community atmosphere.
Named for Gamble Creek and the Manatee River, between which the community is nestled, Twin Rivers was developed after five years of careful planning and permitting with a diligent regard for the environment. Much of the 1800 square acres have been left undisturbed to preserve the natural hammocks and wetlands, and hundreds of acres are designated as recreation and open areas. Most of the homesites are a 1/2 acre and larger, and they have been designed to emphasize the aesthetics of the land and beauty of the native trees to create spacious areas between the homes, generous setbacks, and large backyards, open to the area’s natural beauty.
The first four phases of Twin Rivers sold out, and sites are now for sale in Phase Five of the project, which is building large estate home sites and large waterfront home sites on secluded cul-de-sac streets. Those seeking to build their own custom homes in the new phase, have a variety of builders and models to choose from, yet even earlier models of Twin Rivers homes were built standard with a number of luxury upgrades. Granite cabinets, stainless steel appliances, 9.4″ ceilings, and other features can be found in every Twin Rivers home, which range from three to five bedrooms and roughly 2,200 to 5,000 square feet of living space.
With miles of frontage along the Manatee River and Gamble Creek, Twin Rivers comes with its own community boat ramp for canoeing, kayaking, fishing, and boating. It also has an amenity center called the River House, which has been recently upgraded to include a riverside pavilion available to community events, an observation deck and fishing dock, a fenced-in playground with new play equipment, and expanded parking. The Twin Rivers community also features plenty of other great recreation areas, including a soccer field, a basketball court, a beach volleyball court, over three miles of hiking trails, boardwalks, and a number of picnic areas.
